Building with Steel Frames: 12 Case Studies from 2019
Building with Steel Frames: 12 Case Studies from 2019
Thanks to all our clients, suppliers and stakeholders, we were able to successfully complete over 55 projects last year – with each project having its own unique challenges.
Whether it was building within a tight project site, achieving a unique architectural design or the challenge of completing construction before the snow season hit, the team at Cortek by SBS Group worked alongside each client to design, develop and deliver smarter framing solutions using light gauge steel.
Here’s 12 of our top case studies for 2019:
PLEASANT ROAD APARTMENTS
THE PROJECT CHALLENGE /
Reduce the build time and deliver a three level townhouse development on a tight site
THE SBS STEEL SOLUTION /
The original plans were redesigned by Cortek to substitute a significant amount of structural steel, saving an estimated 4-6 weeks on the structural element of the build.
PELHAM APARTMENTS
THE PROJECT CHALLENGE /
Alleviate cost and program restraints by guaranteeing a seamless installation process for the top level framing structure.
THE SBS STEEL SOLUTION /
Through the tender process, Cortek and the builder worked together to identify any areas of concern and ensured that they were correctly designed. Over the full shop drawing, fabrication and installation process, roughly 2 weeks was saved on the construction target dates.
THE LANGDON APARTMENTS
THE PROJECT CHALLENGE /
Facilitate engineering and logistical requirements of building on top of an operative shopping centre within a tight program.
THE SBS STEEL SOLUTION /
Due to the nature and complexity of the project, as well as the systems engineering benefits, a steel framed system was chosen in the initial design stages. On site, and in comparison, to using conventional concrete structure or timber, Cortek by SBS Group provided significant time saving in the project construction.
102 THE CAULFIELD
THE PROJECT CHALLENGE /
As the design of the roof truss shapes most likely could not have been fabricated from timber, an accurate, reliable and easy to install steel frame system was required.
THE SBS STEEL SOLUTION /
The in-house design and construct approach for the top floor and roof truss framing ensured a controlled LGS alternative, removing unnecessary structural steel from the design.
BELLA VISTA APARTMENTS
THE PROJECT CHALLENGE /
A pre-fabricated system was required to support a 7.5kPa snow load without jeopardising the ceiling height, achieve the required BAL rating and enable quick erection on site due to limited construction time frames.
THE SBS STEEL SOLUTION /
Top level walls and trusses were detailed, engineered and fabricated in-house to withstand heavy snow. Frames were delivered in time before the winter season sets in.
AZURE
THE PROJECT CHALLENGE /
Develop a faster and easier to install system for the top level structure while still complying with the required building regulations.
THE SBS STEEL SOLUTION /
The lightweight alternative replaced substantial structural steel and was engineered to support the roof plan platform. The speed of erection was a key advantage of using steel, eliminating unnecessary fixings/brackets with no further straightening required once frames were installed.
FREDERICK STREET
THE PROJECT CHALLENGE /
Lower overall costs for the top level structure by reducing structural steel, minimising waste and materials and accommodating a changing floor plan when two apartments were combined into one.
THE SBS STEEL SOLUTION /
The Cortek by SBS Group design team and the builder worked together at tender stage to reduce the specified loading requirements for the roof and plant platform. Significant structural steel was replaced with lightweight steel frames, resulting in 10-15% overall cost savings for the client.
ABBOTSFORD GROVE
THE PROJECT CHALLENGE /
Design and fabricate a lightweight steel frame system in lieu of timber and structural steel without compromising the structural requirements of the cantilevered canopy.
THE SBS STEEL SOLUTION /
The Cortek by SBS Group design team reduced significant structural steel for the canopies by hanging outriggers off the steel posts incorporated in the external walls. Compared with a timber system, the steel frames were faster to install. No further adjustment or straightening was required with frames fabricated accurate, straight and true.
BROWNES CRESCENT UNITS
THE PROJECT CHALLENGE /
A lightweight and termite-proof system was required to work within the bored pier system and around larger tree roots which affected the property.
THE SBS STEEL SOLUTION /
The design smarts within the lightweight steel frame alternative eliminated unnecessary structural steel, contributing towards an easy install. Using steel guaranteed a termite resistant system with no additional protection or barrier required.
THE GRANTON
THE PROJECT CHALLENGE /
Achieve the unique and complex layered roof design using a value-managed lightweight framing alternative.
THE SBS STEEL SOLUTION /
The Cortek by SBS design team worked closely with the builder, detailing and fabricating a steel frame system to achieve the project budget and design specifications. A reduction in traditional structural steel elements allowed for greater efficiencies in the site installation time frames.
MONT ALBERT PLACE
THE PROJECT CHALLENGE /
Reduce structural steel and save time on site for the top level structures of the apartment and townhouse buildings.
THE SBS STEEL SOLUTION /
Cortek by SBS Group worked closely with the construction teams, presenting feasible and practical solutions to support many design challenges. Hip roof trusses were designed and engineered to span over 12m at very low roof pitch to achieve the architectural intention for the oversized penthouses, including the load on internal mechanical services.
ALLANVALE NURSING HOME – STAGE 1
THE PROJECT CHALLENGE /
A smarter building solution was required to achieve the large spans and irregular shaped trusses while accommodating the short erection times throughout the staged build.
THE SBS STEEL SOLUTION /
Using a fully engineered lightweight alternative resulted in the elimination of significant heavy and costly structural steel. With no need to straighten frames once installed, the steel solution was a faster install option than a traditional timber build.
